Freedom Day…what’s yours look like?

I am reading a great book at the moment by Loral Langmeier - The Millionaire Maker. It was recommended to me by Nicola Cairncross the founder of www.themoneygym.com when we met recently at the Personal Development Expo at Excel docklands. Any event that includes Bob Proctor on the agenda is always worth a visit in my book!

Anyway where was I…..oh yes the book. It takes a very a practical approach to wealth building and uses some great techniques to help you get to your Freedom Day. One of the first things its focuses on is leveraging any assets you may have in your existing property and putting that equity to better use.

I am sure I heard somebody once say…sweating those assets to the absolute MAX !

Internet Marketing Open Days

Well, here we are on Day 2 of the Automated Marketing Machine Intensive Workshop and it’s going brilliantly

One challenge (and there are ALWAYS challenges in business) was that the Renaissance Hotel at Gatwick did not have the internet connection working perfectly for the first day (eeek!).

Paul and Steve were in urgent conference with various people - including one chap on holiday - eventually getting up to the Vice President of IT for this group of hotels, and it did get fixed about 4pm.  The hotel handled it very well after an initial bit of inertia from the man on the ground……..and they put gifts in our rooms, laid on unlimited wine and drinks on our dinner table and the General Manager is meeting the boys this morning to discuss it all.

So even though it was hair-raising from the point of view of facing the thought of three days on an internet workshop with no internet connection, the fact that Philly is a professional trainer and Paul and Steve are incredibly good organisers so we re-jigged the schedule slightly and it worked out fine!!

We had lots of prep to work through first anyway, so it worked out fine and while we were aiming for an earlyish finish so they could do some homework, but the rather fantastic outcome of the day was that all delegates ended up with:

1.  A fantastic hot niche or their own business
2.  A keyword rich domain name
3.  An email account and address
4.  Hosting for their website
5.  A one page "holding site" with keywords embedded
6.  A Google Adsense account

“The Blairs and Property Do Not Mix”

Annie says:

Once again the Mail Group newspapers are at the cutting
edge of investigative journalism. Yesterday "The Mail on Sunday" informed us that the Blairs face a loss
of £675,000 on their Bayswater (London) town house.

Perhaps the most telling sentence in the whole piece is
this one: “The Blairs have privately admitted that they and property do not
mix.”

Certainly some people have more of a flair, and a taste,
for property investment than others.

But property is not just about flair. As we learn on the Money Gym, it’s also
about opting for a strategy and sticking to it. Useful strategies include:

  • setting clear criteria for the kind of property you want to buy and sticking to
         them
  • selecting rental property that tenants will want to rent,
  • and, as the Passive Investment
    people and other property experts, like Peter Stanley and Money Gym coach Tim Birch, repeatedly tell us, it’s about buying property under market value and thus making your profit when you purchase it.

The Blairs are said to have assumed their Bayswater house
was a bargain because the owner cut £300,000 from the original asking price of
£3.95 million. Less than 10%, in other
words, on a large house that was in need of modernisation.

As further proof that property and the Blairs do not mix,
the Mail adduces their Islington house that they sold in 1997 before the London
house price boom, and the 2 Bristol flats sold for £60,000 less than Cherie
paid.

By selling their Islington home in 1997, according to The
Mail, the Blairs lost a potential £1 million. The Mail makes it sound positively careless. Three questions arise, however: first, how were the Blairs to
foresee the property boom; second, was it the most appropriate decision at the
time; and third, have they subsequently leveraged the money they made on the
sale of that property?

If they had spent it all on dining in discreet Italian
restaurants in Islington, that would be a loss. If they reinvested it, then they may have
made their profit elsewhere.

What’s so interesting about this article is not what the
Blairs did, or did not do, with their money, so much as the underlying
attitudes of the newspaper and, allegedly, the Blairs.

The Sunday Mail appears to suggest that property is a
tricky business; one false move, you get your fingers burned and that’s the end
of it. Such is the teaching of
short-termism.

Curiously enough, a different perspective emerges week on
week from their Property supplement.

Assuming that The Mail on Sunday is right, as ever ;-),
then the Blairs have bought property, without the mindset of property
investors.

Ultimately, nobody, not even the Prime Minister, can be
all things in all spheres of life. But
there is more than one way to become a property investor, just as there is more
than one way to buy a property.

Since what you think is what you get, it’s not hard to see
how swiftly “we and property don’t mix” goes from being a limiting belief to a
self-fulfilling prophesy. What you
don’t mix with you’re hardly likely to find out about.

Gill Fielding says: “Ignorance is expensive.” And
“knowledge”, so the cliché goes, “is power”. The best thing about knowledge is that you don’t even have to learn
everything yourself. A lot of knowledge
is just about doing good research; identifying a reliable source of the
information you need, so you have access to it when you need it.

That’s just one of the things that makes The Money Gym
such a great resource.

Who Else Would Like To Start A Business During A Career Break?

<p>Married women really began their fight to stay on working, and then later on to try for equal pay, after the war.&nbsp; While it was often a necessity, because many women were left with no-one to provide due to the large numbers of casualties in the war effort, the pressure to get women back in the home was intense because, of course, it rocked the world as men knew it.&nbsp; And, of course, the women said, &quot;We were okay during the war effort.&nbsp; Women after the war, quite simply, did not want to go home. </p>

The Official Visa Wealth Coach

Over at the FromTheDeskOfNicolaCairncross.com blog you can find out how I became, today, the official Wealth Coach for Visa International.  Very swanky offices I can tell you, at Paddington Central, which is apparently a whole newly built glass and steel complex behind Paddington Station. 

How did this come about?

Last week I was contacted by Charlotte McLeod from Eloqui PR (lovely website) who wanted to know my views on credit cards among other things,  We talked, and it turned out that they wanted me to become the Official Wealth Coach for Visa International’s new PR campaign.

I actually went to London on the train today, to meet them all, and a very strange experience it was in spite of my having lived and worked there for 12 years and then commuted from Worthing for 2 further years!

I never do that train thing - well, I rarely go into the center of London nowadays - and I usually drive if I do go, so it was a bit of a shock to the system.  In Sussex we all just ……
