Further to the results of our survey this week, we are making some fairly
radical changes to our mailing list set up.

Do you read the ezine? 51% say yes, while 49% say no
Do you like the new format? 63.9% say yes, 36.1% say no (good news Sarah)
Do you prefer text only ezines, HTML ezines or text with link to view HTML online 70.2% prefer it to come in as HTML (looking like a magazine with pics and links)

Essentially, we will only be mailing the largely new "ad-free" newsletter once a week and it will be sent in HTML (colour and pics) and text format – the software can tell which format your email software can receive.

Natural Marketing for Lone Rangers

"Ooooooh," you may say, "I
could NEVER be good at marketing, I’m just not that sort of person. I’m not pushy enough".

Well, if that is your reaction to the title
of this article, I would like to kick off by giving you permission to hate
marketing (and its cousin, "sales"). I am not going to try to turn you into a marketeer or a salesperson -
but will you open your mind (just a chink!) to the possibility that you CAN
stay just as you are and STILL be more successful at what you do!

Marketing and sales are inextricably linked
in most people’s mind and everyone knows sales people are scuzz-bags -
right? The very words
"marketing" and "sales" conjures up images of people being
brainwashed by ads and parted from their money, in exchange for something they
don’t want. By people in dodgy suits!

Well, the first concept to get your head
around, is that people are generally very sophisticated and astute. You cannot generally sell people something
they don’t want, no matter how heavy handed your tactics. And generally, even by very clever marketing,
you cannot persuade or brainwash people into wanting something, that they
hadn’t wanted before. You couldn’t
massage someone who didn’t want it, could you?

How would it be if we started thinking of
marketing as the art of letting people know about a product or service that
they already want, but didn’t know where to go or which one to choose?

How would it be if we made our service so
good, so excellent, that if WE were introduced to it, we would be DELIGHTED to
be told about that service?

How about
thinking of marketing as simply making sure that our excellent service is not
being kept a secret?

What about the sales part of the
process?

The dreaded "closing"
that everyone seems to find so hard. What is a "close", anyway?

It’s actually just asking someone if – having been recommended, having
voiced their needs, knowing your fees, reassured that you can help – you ask
them if they would like to book an appointment. Offering an appointment on a Tuesday or a Thursday is an
"alternative close". Technical
stuff, eh?

So marketing is about not being a secret,
and selling is about making an appointment. 

Easy – you can do that! But what
if you could make it even easier?

Debt Unto Death

Nicola says:

Did you know that the word ‘Mortgage’ comes from the word ‘Mortir’ which
means ‘Debt Unto Death’?

When I ask people to fill in their Assets and Liabilities table, they always
put the full value of their house in the assets column, and the outstanding
mortgage in the liabilities column.

But if you read Robert Kiyosaki’s ‘Rich Dad, Poor Dad’ then you swiftly
realise that an asset is something that ‘feeds you’ or puts money in your
pocket, and a liability ‘eats you’ or takes money out of your pocket.

Where does property investment fit into that? Well, your house you live in
doesn’t feed you, so it’s a liability. Extending on from that, the mortgage on
your own house is a bad debt, because no one else is paying that off for you. So
it makes sense to clear that bad debt as quickly as possible.

If you overpay a standard domestic mortgage by just £50 per month, it can
reduce the term of the mortgage by 17 years. Compounding working for you again.
Or against you if you don’t pay it off early.

There are banking products now that calculate interest payable daily; they
allow you to offset the credit balance in your savings and current accounts
against the outstanding balance on your mortgage – every day. You only pay
interest on the combined amount at the stroke of midnight. Futhermore, if you
arrange to pay your bills at the end of the month, the increased credit balance
is working every day to reduce the interest on your mortgage.

So what about Buy-To-Let property investment and mortgages?

Doormats along your wealth highway

Margaret says:

I nearly did myself an injury the other day, driving along the motorway, minding my own business, listening to the pm programme on radio 4… and then there was the story about doormats.

Bristol City Council apparently sent a letter entitled "Health and Safety Issues – Hazardous Mats" to thousands of tenants living in flats and high-rise blocks.

The letter read: "During a routine Health and Safety inspection of the block, it was noted that loose mats were present in hallways/corridors outside of people’s flats."

Can you believe what they said next???
