Last Friday was down to Bournemouth to speak at Business Scene’s “Women In Business” lunch organised by Simon Phillips . Nice easy journey and a great bunch of ladies who really “got it” and SOME got particularly excited about the property investment section of my “Wealth Creation” talk. The food at the Durley Hall Hotel & Spa was unexciting but perfectly edible and the conversation distracted me wonderfully.

While reading Robert Kiyosaki’s book ‘Who Took My Money’ I was reminded of a point that is so important that I can hardly believe I have not covered it before.
In the book he asks the question: What do your financial advisors make most of their money from, their investments or their commissions selling you a product?
The training required to become a financial advisor is not that extensive, but when you have little or no financial education, just the title of ‘Financial Advisor’ is usually enough to get the uneducated to let go of their money, believe me I let go of some of mine.

Nicola, what’s the biggest mistake you made on your journey and what did you learn from it?
Great question! First of all, I want to tell you that I believe regret is a pointless emotion. You make the very best decisions you can, with the information and experience you have at the time.
Secondly, I would like to say again to all my readers, that I’m very much still on my journey! I know I am starting to say this every week, but STILL I’m getting a number of emails from people who seem to think that I’m a millionare, or very nearly there. I’m not – nowhere near it yet. As I often say, many of the Money Gym clients are much further ahead on that road, than me. Because they came from a standing start of zero or just above zero whereas my circumstances when I started were very much below zero.
However, not only do I know that I definitely will be very wealthy one day, but I have a pretty good idea of WHEN and I certainly know HOW.
That certainty is invaluable because, when the exocets come (as they still do) it keeps me going, and keeps me focused on how much it’s all worth it. What the “big prize” is if you like. This makes giving up, and the prospect of accepting defeat, not an option.
Ironically, the single biggest mistake I have made on my journey was also the single biggest thing I have done to enhance my wealth creation potential, and I now always tell this story when I’m speaking live…

I’ve been taking it a bit easier since we restructured recently practicing what Judith calls "extreme self care". Ha, Ha! What I actually mean is that I’ve felt able to relax a bit in the evenings and at weekends. On Sunday, I lay on the sofa and read the paper from cover to cover.
A bit of a weird one happened last week…… Someone had thrown themselves on the line at Haywards Heath and so our journey to and from the Money Gym Open Evening was disrupted to say the least. When we piled on a much delayed train at London Bridge, there was someone I distantly know from about 4 years ago, from Judith’s circle of friends, standing up in our carriage. work on her website. In the tone of
someone who knows exactly what is coming next, she said: “Of course, I should
have finished it by now.”
But why stop there when you are on a roll with the
self-flagellation?
There were several other things, as well, that she could
have done and hadn’t. She paused, gamely, ready to accept what she clearly believed to be well deserved
criticism…

Is it possible to get a buy-to-let mortgage without any
proof of earnings at all? My friend started a new
business this year and so would be unable to prove how
much she has earned (or is likely to earn in the future)
to a lender. However she has money for a deposit and
the rest of the numbers stack up.
Thanks in anticipation. Oh, and if she could
recommend a broker that could sort this out, that would
be even better!

The short answer, Ann is yes.
A lot of buy to let
mortgages are calculated on the rental income, rather
than on proof of earnings, so you will have to produce
proof that you can achieve in rent, at least 120% and
sometimes up to 130% of the mortgage payment (a letter
from a letting agent for example and it should always be
an “interest only” buy to let mortgage by the way).
Although there are buy to let mortgages creeping in that
don’t demand such high rent/mortgage cover.

I’ve had a great week which kicked
off with me flying to Scotland – bonnie
Edinburgh – to speak at Mike Berry’s
“Internet Inspiration” event on the
second day of his “Inspire Scotland”
event.
I arrived at Edinburgh Airport to
ask a very wee chap where the
cashpoint was, and how much did I
need to get a cab into town? “Och
noooooooooo! You don’t want to be
getting a cab, there’s a shuttle bus
right outside that goes into the
West End” he replied.
I’m thinking “Well, that’s all very
well but I have no idea where the
hotel is from there” but it sounded
fun so I gave it a go. £5 return
trip, so dead cheap and quite quick.
The bus driver puts me, my
suitcase, my computer bag and my
handbag, all clad in my new velvet
coat, down at the bottom of the hill
that Edinburgh Castle stands on, and
points up said hill. The
Grassmarket is just up there lassie”
he says “it won’t take you a
minute”.
So I set off, up hill, and then turn
right and down hill. Ask someone
else, turn right and up another
hill. I’m getting a bit hot now, as
it’s a lovely sunny day and I’m
wheeling three bags. Ask someone
else, cross a busy junction and
round a corner to be faced with
another hill.
And a shop called The
Erogenous Zone, a Tattoo parlour and
a lap dancing club called the Burke
& Hare..

At this time of year, our usually quiet suburb sounds like
a war zone for weeks on end.At least it does to me. Early yesterday afternoon I was working with a client when an almighty
explosion shattered the silence. I said
something about the lunacy of letting off fireworks in broad daylight, adding:
“I presume it was a firework.”
“Well”, my client said in a matter of fact way: “It
doesn’t sound like a gun shot.” He, it
transpired, had had plenty of experience of gunshot when he’d lived in Nob
Hill, San Francisco.
