Leverage + Compounding = How To Build W*ealth Fast

or... using other people's m*oney (the banks and your
tenants) to build your Wealth
My Favourite Flats Example:
Imagine you have £60,000 or $60,000. You want to buy a one
bedroom flat to let out and can't decide whether to get a
mortgage or buy it outright. Why would you even consider
getting a mortgage if you could buy outright?
If you have one flat worth £60,000, and if it appreciates at
8% per year (conservative estimate) how much would it be
worth in 1 year? 10 years? What about any positive cashflow?
Let's assume that your plan is to build up a "stable" of buy
to let properties and your goal is to generate income now,
rather than create a nest egg for the future.
If you have six flats worth £60,000, and they appreciate at
8% per year, would you be six times better off? How much
would they all be worth in 1year? 10 years?
What about any positive cashflow? Would it be six
times as much?
As I always say, don't guess, get the calculator out and do
the sums.

Neill's tips which is to just do what you
feel you want to sometimes...stop pushing
and let yourself do whatever it is you want.
So that's just what I've been doing and I
feel much better for it.
Keep going though... there are plenty of
people out there, like me, who appreciate
what you do."

How
to create effective change through a shift
in your attitude
You can make root and branch change,
provided you change your attitude towards
yourself. Lucille Ball, in a moment of
seriousness, observed: 'Love yourself first
and everything else falls into line.'
Normally, we work it the other way: when
everything else falls into line, we may feel
good enough about ourselves to love
ourselves - briefly. Generally, our good
feelings have to percolate in from the
outside.
Loving ourselves, so the theory goes, is a
dubious practice that results in obnoxious
behaviour towards others. The facts disprove
this: most obnoxious behaviour springs from
self-loathing. Yet the myth persists.
Loving ourselves is frequently confused with
selfishness. But selfish behaviour springs
from an excessive neediness, whereas loving
ourselves first frees us so we can be
sympathetic and responsive to the needs of
others. We are best equipped to show those
qualities to others when we show them to
ourselves first.
Learn to love yourself first
How do we, as adults, learn to love
ourselves? Time and experience have taught
us how not to love ourselves, so we're
unlikely to replace old habit and old
beliefs overnight. There are various ways to
speed up the process:

Hi
This has been a very exciting week in
the history of
The
Money Gym. Basically
we are going big this next three months.
We have realised that nearly all the
elements are in place to grow the
company quite dramatically now and we
are in a position to move forward very
quickly.
Have a look at what I think are the
elements that a successful company
needs, and see how your company / self
employed endeavour compares. It’s a
constantly learning growing changing
thing….and we are not there yet.
I can see it though, feel it, taste it,
smell it…
Demand – we
know that a lot of people don’t feel
they earn enough to save, let alone
invest, and that nearly everyone wants
to learn how to make more money, grow
their money, keep more money, create
security and choice.
Traffic –
we get nearly 4000 totally unique
visitors a month and this is climbing as
my article marketing and joint ventures
grow our mailing list. We have nearly
10,000 people on our mailing list who
receive our ezine each week, and nearly
2500 people have experienced our 101
financial intelligence eprogramme /
Wealth Tips 101.
Product Funnel
– we now have a clear concise product
funnel, ranging from the ebook / hard
copy version of my book at £25.00,
leading to Silver Level membership of
The
Money Gym Club site at £27.50 a
month, leading to Gold / Gold Express
membership of the Money Gym Club at
£279.50 a month (condensed into 3 months
for Express) leading to membership of
the MasterMind Club at £279.50 a month
(this last will be going up next year)
Reputation &
Testimonials – we get a lot of
referred business from existing clients
and other coaches, although often they
can’t remember where they heard about us
due to the length of time they have been
on our list! Our testimonials are
AMAZING and our clients are very often
willing to give their names and emails
and photos, as they want to promote
their new businesses too! People in the
UK know The Money Gym does what it says
it does, if YOU just do what you learn
how to do in The Money Gym.
Marketing Funnel
– we know that people come from organic
searches on the web, to the blog or the
site, then they (on average) subscribe
to the ezine for 8 months before
becoming a client, they then decide to
invest in
The
Money Gym when the time is
right for them, or when we make a
special offer of some kind.
Systems –
We are re-learning that everything must
be automated. Our biggest challenge with
that is clients using free email
accounts like AOL or Hotmail and the
draconian spam filters in email software
like Outlook or people forgetting to
check their SpamArrest accounts!!
People – we
have a great team now, all working to
their strengths. Steve organises
everything, I write and speak and learn
stuff to pass on, Judith looks after the
coaches and the money, Sarah makes sure
the ezine goes out every week. Judith
and I make great content via writing,
the webinars, and we love the MasterMind
days out. Our four coaches (Tim’s
on sabbatical) are filling up and a
couple of clients are making noises
about joining us as coaches in the
future.
The only thing we have been missing is a
way to communicate all of the above in a
punchy way - an “irresistible offer”.
And this week we took a momentous
decision to put that right. Watch this
space!
Judith’s just been down to Shoreham for
the day for a “skill swap” with Steve and we had a mini strategy session. She told us something very interesting
which, combined with watching Jim Edwards “My First Million Dollars
Online” webinar, has got me thinking.
Now you know we have all made money from
internet marketing in many different
ways, usually marketing our existing
businesses online. When I launched the
Internet Marketing Home Study System I
made over £14k in one weekend, using
pure internet marketing techniques but
since the demise of AMM and my focus on
The
Money Gym, it’s largely languished
unloved and largely unmarketed, in any
systematic fashion. Same with The
Restaurant Coach. Got a site, got an
cart, got an ebook, got a mailing list…
However, In Judith’s quest for a 4-hour
work week, she’s starting from scratch
on an internet marketing project,
working with Steve, setting up an
automated system to create passive
income from other people’s products,
around a niche market. Classic internet
marketing.
So I’m thinking, in my spare time, I
might resurrect The Restaurant Coach and
build a membership site around it as per
Jim Edwards’ advice on how he would do
it again if he could. Get it up and
collecting it’s first 1000 members for
free….ready for when I’m ready to pay
some attention to it. First job, to tidy
up the shopping cart and warm up the
list with some webinars methinks.
Wow! When I logged in I found that we
had sold an ebook to Singapore. That’s
spurred me on!
“Internet Marketing For Restaurants”
webinar, anyone? I’ll let you know how
we get on.
SOCIAL LIFE
On the social front, the party last
Friday was great, and I’ve been out
again since, twice! The sun’s coming out
you see, and it makes us feel in holiday
mood. My mate Kim has no kids as one of
hers is working in Greece and the other
one is touring the South Of France and
Italy (lucky them). Mine go off to
their dad’s twice a week, so time to
play! I’ve even had some blonde streaks
put through my hair, which looks great
even though Steve describes us both as
Marbella Mingers. Lovely. Judith even
felt compelled to look up Steve’s
favourite word in the Oxford English
Dictionary recently and it does exist!!
