How To Buy Property 'No Money Down'

This is the part you have all been waiting for! Just how
do you buy property 'no money down'?
The expression no money down does not refer to 'no money
at all' down but actually 'no money of your own' down.
There are several ways to do this.
The first is by negotiating a good price (more than 5%
off) for the property you want to buy. This will happen
if the property is cosmetically distressed, the vendor
is motivated to sell quickly (or even better, the vendor
is what is called 'distressed' and needing to sell
urgently). When the new price is agreed, tell the vendor
that you want him to give you the discount on
completion. This is often described as 'cashback on
completion' or a 'gifted deposit' although the latter
term has mostly fallen out of favour.
This allows you to apply for a 90% or 95% mortgage at
the 'Fair Market Value' or 'List Price'. There are high
street building societies that are happy to do this, as
the property is actually worth the higher value (or it
wouldn't have been up for sale at that price in the
first place), you have just been clever enough to
negotiate a discount. You are allowed to have up to two
mortgages, before you have to move onto 'buy to let'
mortgages.

Hi Nicola,
I just wanted to write and thank you for
changing my life.
You've never met me, but I'm an avid reader
of Woman & Home magazine (I'm old before my
time but I love it!) and one week I read
your story, I think it was in a feature
about how to become a millionaire by women
who have done it. From there I looked at
your website. Now I apologise, because back
then I was the world's biggest cynic. I'm
changing now though, one day at a time.
After reading your story I then read Rich
Dad Poor Dad. I actually discovered my
husband already owned it, along with the
Cashflow Quadrant. After I read them I
obviously beat my husband with them as we've
been married for 7 years (together for 10)
and I never even knew he owned these books.
Turns out he'd never read them. He got
another thump for that.
From looking at your website and thinking
"No way I can afford this..." I think I
signed up for a newsletter, and from there I
started getting mail from Andy's website. I
never used to bother reading it as I thought
it was all that "positive thinking baloney
and we all know those people live in la la
land......"
Then one day I looked at Andy's website.
Then I read his book. Now I'm a member of
his website. Now I'm emailing you. I'm sure
there are books that talk about this sort of
stuff but I'm new in this world and still
feeling my way around. The saying "When the
student is ready the teacher will appear,"
often springs to mind though.
And then I log on today and read your blog
and it hits me right between the eyes. I
actually started to cry. I know that sounds
really dramatic but it was like something
finally clicked, a sort of epiphany if you
like. I've had a few events this week that
have finally turned my thinking around and
maybe your blog was the final piece of the
jigsaw.
You see I'm a producer/director by trade. I
worked my way up in TV and it's a job that
defined me. I got to travel the world, meet
famous people, drink fabulous champagne in
the trendiest bars and generally had a gay
old time of it. Then I got married and I
started to question my life because I wanted
to make a different life with my hubby.
Hubby went through a rough time workwise and
I said "Right fella, I want babies one day
and if you have to go to work everyday it
has to be doing something you love."
To cut a long story short he went back to
uni and graduated last year. He's now
lecturing and is a football coach working
with Tranmere Rovers. During that time I had
2 boys. Ben is now 2 and a half, Dan is 8
months old. I worked in telly up to having
Ben and then knew I didn't want to go back
to it. I now teach video production 2 days a
week to schoolchildren in Croxteth. It pays
really well, but I don't want to be here.
Don't get me wrong, I have a fantastic boss,
and work with lovely people, it's just...I
don't know. And that's been my dilemma. All
throughout my career I have literally walked
from one job to another, I only ever had 2
interviews in 17 years. Even the job I do
today was handed to me on a plate.
Literally. But I feel lost. I know I'm
destined to do something else but had no
idea what. Until today.
But now comes what feels like the hard part.
I know what I have to do but seem paralysed
by fear. Is this common? I hope so. I've
kind of got information overload and rather
than putting anything I've read into
practice I'm just dazed by it all. Maybe I
need to go and re-read the books. I'm just
so used to hitting the ground running this
seems hard.
So here I am on the start of an exciting but
terrifying journey. And in many ways it's
all down to you.

the beginning of mine.

Hit The Ground Running for Autumn (and
Your Life)

Shoreham Beach, because it’s the closest
you can get to living abroad in the UK and
still be close to my friends and family.
Do you live somewhere nice? Is it as nice as
it could be in the UK? Are you tied because
of your work, to living somewhere that is
less than lovely? Really, really think about
that for a moment, because sometimes we
don’t think about these big questions, but
just stay where we grew up, because it’s
familiar.
Do you need to live in the UK at all? Could
you work from abroad?
I managed it from Greece and Spain fairly
easily, cheaper than living in the UK even
with regular trips home, and my ex-client
Lea Woodward is managing it from South
America, Canada and now Granada. Her husband
Jonathan and Lea are wandering the world
looking for their perfect place to live,
while working remotely all the while. You

Dull Old Routine
So it’s back to getting the kids up and out
of the house on time every day, and my least
favourite thing, making sandwiches and
filling lunchboxes. At least it gets me out
of bed or I’d be there in my bed overlooking
the sea, laptop and coffee, till lunchtime,
exasperating Steve every day!
It was thinking about that routine that made
me feel quite down last week, apathetic,
like I didn’t care, I was ALMOST totally
de-motivated (and anyone who knows me knows
I’m a VERY motivated person usually).
As Judith put it so well in her ezine
article on the same topic, it’s the tension
between our lazy, laid back, summer
lifestyles and the need and the drive to
improve and grow the business that funds our
lazy summer lifestyle. Perhaps to the point
where it might fund a whole year lazy summer
lifestyle!
This week sees me raring to go, happy,
motivated, excited and looking forward to
Autumn.
A total transformation between a few days
ago and today. So how did I bring myself
back up to speed and motivate myself,
especially as, being self employed, there is
nobody standing over me waving a big stick?...

Dear
You never know the impact what you
write is going to have, for good or ill,
but for some of us, we just have to
write. And one of the things that
triggers me off on wanting to write
something is being asked really good
questions, and one of the other things
is reading great writing by others.
This week I’ve been asked some really
good questions. I’ve read some great
writing on Judith’s blog which inspired
me to write this week’s article, and
I’ve also received an amazing
testimonial (see the box elsewhere in
this ezine) which was great writing in
itself.
Judith also asked me a great question
today, which was “If we outsource all
the non-essential stuff you are doing,
what will that free you up to create?”
A combination of that question, and the
other questions from the chap on Ecademy,
and the testimonial made me think again
about a question that I’ve been asking
myself quietly…………what next for me?
While I know I have to keep focused on
the Money Gym marketing, the Gold and
Gold Express levels and the “Women Talk
Money” workshop particularly, I like to
have a new project on the go. And I have
faithfully promised – myself and my
partners - that any projects are ALWAYS
going to be Money Gym orientated from
now on.
I’ve been looking for a way to write the
next Money Gym book – I want to combine
my thoughts with the wisdom of all the
amazing people I’ve met over the last
few years and it occurred to me that
this might be the way to do it.
Ask some of those people – and some of
our amazing clients - some really great
questions and then compile the answers
with my own thoughts and feelings and
observations.
But which are the three greatest
questions to ask? If you could ask any
guru or successful person any question,
what would it be?
Mmmmmmmmmmmmmmm, mine would be something
along the lines of…….”Did you really
know, deep inside, that you would make
it one day? Or did you just feel
compelled to carry on?”
I feel a survey coming on!
I've been following the discussion on
the EuroCoach List about “free weekends”
with great interest as I have not only
have been to many "free" weekends and
seminars - I've been to T.Harv Eckers
events (New Jersey - great fun!), Russ
Whitney events, Millionaire Mind events,
World Internet Summit events – but
spoken (and sold at) quite a few myself.
I've even put on one or two.
I say "one or two" because we have made
a clear and conscious decision not to
sell The Money Gym this way, even though
it's a proven and very successful way to
sell training and coaching.
Every moment of those "free" events is
woven through with semi-hypnotic sales
messages and they know very clearly what
they are doing - how many sales they
will get from how many people in the
room, from how many places booked, from
how many letters sent.
These are businesses after all, and very
successful ones too.
I often think that The Money Gym would
be more successful - instead of being a
bit of a "well kept secret" if we copied
the "big boys", if we even copied the
other coaching companies, but it just
doesn't sit right with our "female
friendly, uk centric" image and ethos.
And I think we would attract the wrong
kind of clients too, as our ideal client
has a built in BS'ometer that can spot
being sold to a mile off.
We would attract those who want a magic
wand, who get sucked in by the sales
hype and hypnosis, to believe that if
they just pay for one more thing, that
someone will take their hand, do all the
work for them and make them successful
despite themselves.
I've been doing a lot of strategic work
on The Money Gym recently, including a
lot of Competitor Intelligence, and
Competitor Analysis and we feel that
this is one of our "unique selling
points" - that we don't sell like that.
Now don't get me wrong, I don't have ANY
problem with people marketing or selling
anything - I'm described as very full on
when it comes to promoting anything I
believe in, and any subscriber to my
ezine knows you get to exercise your
"delete" finger fairly
often if you stay on our mailing list.
I also strongly encourage our clients to
shout about their new blogs and
businesses from the rooftops when they
launch - if they don't, who will? And
who will know they are there?
However....
We flatly refuse to have teams of sales
people standing at the back of any room
and while we have tried it, to have
professional presenters standing up
presenting for us - such as the very
wonderful Maria Davies speaking for us
at our Live Webcast last November -
thinking they would do a better job of
communicating the benefits of The Money
Gym better than Judith and I could,
nowadays we just don't want to do things
like that.
So at our forthcoming "Women Talk Money"
workshop - not free actually - while we
are definitely hoping that some clients
will decide to sign up, there will be no
slick sales teams in suits, just our
Money Gym coaches, clients and
ex-clients.
We will pack the day with learning,
value and fun, and trust in the Laws of
Attraction that the Money Gym will be so
irresistible - in the words of the great
man himself Thomas Leonard - that new
clients will stampede us to the floor
with their eagerness to take things
further.
We will also be offering lots of prizes,
discounts and incentives - because it
doesn't hurt to help the Laws of
Attraction along a bit - LOL
So, do as I do - go to these things as
they are often chock full of content and
you will possibly learn one thing that
will change your life, but keep your
credit cards at home (they will often
give you the same discounts offered on
the day if you call the next day or so -
unlike us who NEVER do!)
And have fun and meet lots of great new
people! We are!
